Troy Downing is the CEO of AC Self Storage Solutions, LLC. and has had a varied career in Academia, Technology, Venture, and Real Estate. Mr. Downing has been focused on the acquisition, development, and management of Commercial Real Estate for more than a decade with an emphasis on Self Storage acquisitions and property management.
Mr. Downing is actively involved in our acquisition, due-diligence, and asset management efforts at AC Self Storage Solutions. Mr. Downing has been heavily involved in the Self Storage industry both in terms of asset and property management as well as a writer and contributor to various industry trade publications, such as Mini Storage Messenger and various Commercial Real Estate newsletters and blogs.
Craig Morris is the President of AC Self Storage Solutions and during his career has been responsible for national and global real estate services business, serving both institutional and corporate clients. Previously Mr. Morris was Executive Vice President at Cushman & Wakefield where he was responsible for the Client Solutions business which encompassed seven global business lines, 600mm RSF under management, 7,000 employees and over 200 major corporate and institutional accounts. Prior to Cushman & Wakefield, Mr. Morris was President of Corporate Services for Grubb & Ellis with global responsibilities.
Mr. Morris is actively involved in all aspects of our business, from acquisition identification and underwriting through closing, asset management and investor services. Mr. Morris’ experience encompasses global business management including: consulting, transaction management, property management, facility management, project management and customer relationship management.
Tim Snodgrass is Executive Vice President of AC Self Storage Solutions and President of Axxcess Capital Partners, LLC. Prior to co-founding Axxcess Capital Partners, LLC, and its Affiliates, Mr. Snodgrass was the President of Argus Realty Investors, L.P. Mr. Snodgrass is active in the equity identification and integration for AC Self Storage Solutions, LLC.
Mr. Snodgrass is a founder and former president of the Real Estate Investment and Securities Association (formerly the Tenant-in-Common Association (TICA)) of which he served as President. Mr. Snodgrass is also a founding member of the Certified Exchange Specialist® designation, and past member of the Certification Council.
Richard Gee is a Member of our Investment Committee, and also Managing Partner of Axxcess Realty Advisors, LLC. Prior to co-founding Axxcess Capital, LLC, Mr. Gee was the Chairman and Chief Executive Officer of Argus Realty Investors, L.P. where he lead the acquisition group which acquired more than $1.6 Billion of commercial real estate from 2001-2007.
Mr. Gee’s more than 35 years of commercial real estate experience in syndications, acquisitions, debt and equity financing, asset management, joint ventures, and development and rehabilitation of commercial projects brings a highly valued and outside perspective to our team. Prior to Argus Realty Investors, Mr. Gee was Executive Vice President for a national real estate syndication company specializing in Section 1031 exchanges utilizing a tenant-in-common ownership structure. From 1988 to 1998 Mr. Gee was Managing Director of Inter Capital Partners, Ltd., where he and his partners acquired, rehabilitated and sold $150 million of apartments, and developed and sold approximately 600,000 square feet of retail properties.
Prior to 1988, Mr. Gee headed one of three national real estate acquisition teams for Cal Fed Syndications, a publicly traded master limited partnership.
Felix Dadivas is the controller for AC Self Storage Solutions, LLC and our third party asset and property management firm, AC Asset Management, LLC. Prior to AC Self Storage Solutions, LLC, Mr. Dadivas was Corporate Controller for SWD Communities, LLC for 9 years. In this previous role Mr. Dadivas assisted in a successful multi-million liquidation and turnover plan with his partner, a major International company.
Mr. Dadivas manages the profit and loss, balance sheet, budgeting and operations for our assets, funds and business. This includes our investor services financial reporting, statements and year end filings.
Dadivas has a Bachelor’s of Science Degree in Business Management and Accounting from La Salle University and has a Specialized Degree in Information System.
Jon Nunes is responsible for acquisition and post-acquisition due diligence, underwriting, lender and governmental agency interaction, engineering review and budgeting. Prior to AC Self Storage Solutions, LLC Mr. Nunes was with Equity Based Services, Inc. 2007 to 2010 with responsibility for obtaining and reviewing all due diligence materials related to the acquisition of existing self-storage facilities, underwriting and budget analysis.
Mr. Nunes attended Bridgewater State College, Bridgewater, Massachusetts, Syracuse University and the University of Kansas School of Law, and holds a B.A. Mathematics Pi Mu Epsilon National Mathematics Honor Society, M.S. Mathematics, and Kansas Juris Doctorate.
Stephanie Roberts the Manager of Investor Services, and leads all aspects of our investor services, reporting and communications. Ms. Roberts has a background specializing in customer service, public notary, bookkeeping & payroll, including computer programming, database management & technical support.
We engage the following operation entities for support of our business; Hirschler Fleischer for legal; OUM & Co. as our third party CPA, and Westport Properties, Inc. and CubeSmart for property management.
